Newly renovated single-family house with 230m2 area, spread over 3 levels. We have 5 large bedrooms, two living rooms and a spacious eat-in kitchen.

The kitchen is fully equipped with a microwave, toaster, fridge and freezer, etc.
The upper floor is equipped with air conditioning. There are 3 bathrooms (bathtub and 2 showers) plus 2 toilets.
The large children's room is equipped with a play bed that has a swing, slide, play crane and a climbing wall. There is a lot of Lego and Playmobil, as well as a large selection of board games for children and adults (Settlers, Risk, Carcassonne, etc.).
We have various musical instruments (piano, cello, violins, flutes, electric drums, guitars).
In the basement there is a spacious table tennis room (heated) and a sauna with relaxation room. We have a fully equipped laundry room with washer and dryer.

The garden is laid out on two levels, in the lower area there is the garden house with the rabbits living in. You will also find a climbing tower and a slide. A large covered terrace right in front of the entrance. In the upper garden is the indoor swimming pool, which can be used from April to the end of October. It is fully covered in a glass pool house that can be fully opened. In midsummer, the glass walls are pushed back completely (bathing water up to 30 degrees!) In bad weather or in autumn / spring you can bathe in the hall at a pleasant 24 degrees. There are various air mattresses, deck chairs, etc.
In the upper garden there are also several shaded seats, as well as a large trampoline, as well as various vehicles (scooters, balance bikes, bobby cars etc.) that can be tried out on a completely private asphalt surface (no traffic). It is also suitable for painting with street crayons.

The house is located in the cottage district in Melk, the pedestrian zone is a 5-minute walk away, and the train station is a 3-minute walk away. From the garden you have a view of the world-famous Melk Abbey (Unesco World Heritage), which can be reached in 7 minutes on foot. A newly opened shopping center can be reached in 3 minutes on foot. The house is on a quiet one-way street with little traffic. The train line goes next to the upper garden, but is almost not to be heard because of noise barrier walls. Nice playground in the city park Melk 5 minutes walk. Wonderful pedestrian zone with inviting shops, coffee houses etc. The direct train takes you to Vienna's Westbahnhof in 50 minutes.

We have 2 adult bikes (one of which is an e-bike with a child seat), 2 youth bikes, 2 children's bike.
