Family Home in Edinburgh ideal for the best of the city, country and seaside

We are experienced exchangers looking for a SUMMER 2020 swap in July for 2 weeks. Desintations sought are France and Italy. This year we also have a special family vacation, our party will be 10 people.

Our home is a sunny, spacious detached bungalow in a quiet, friendly street on the East side of Edinburgh. It is well decorated and well equipped with 3 double bedrooms (one with en-suite) and 1 single bedrooms (with twin beds). 
In addition it has a main bathroom, sitting room, large kitchen, utility room, Sun room with separate dining area, private parking and a front and rear private garden. Also available to exchangers are 3 Bikes, Broadband, Satellite TV, BBQ, outdoor furniture and large family car.

We are well served by road, bus, train and cycle routes to both the city centre and the countryside of East Lothian. In the immediate locality you will find a community rail station (1 minute walk) which will take you to the centre of Edinburgh within 7 minutes or to the Historic Scottish Borders in around and hour!!
Our house is also only a 2 minute walk to a well served bus route, giving access into the city and along the East coast. A prominent cycle route runs close to the house, again providing access to both the city centre and the countryside of East Lothian (for those that want to explore further afield).

Our home is situated in a quiet side street within a 10 minute walk to the sandy beach at Portobello. Here you will find the lovely Victorian Portobello Swimming Pool (20 mins walk) as well as a range of supermarkets, shops and some restaurants.

There is a children's play area within a 5 minute walk and we have plenty of toys (outdoor and indoor) to keep youngsters occupied (including Trampoline).

There are two small local shops nearby and two supermarkets very close by (one is a 15 minute walk). 
The city (and Portobello/Musselburgh) offer a huge array of restaurants to suit all tastes and there are also some local pubs which serve food. Some good restaurants have opened up in both Portobello and Musselburgh in the last few years.

Our home makes an ideal base for anyone wanting to visit the Edinburgh Festivals (August), Castle, Palace and other Historic buildings or Museums in Edinburgh. It is also an ideal location from which to explore further afield, into the Borders, East Lothian, Glasgow or heading north into the highlands. Those interested in Golf could not be better situated with the many high quality courses in the immediate area, including Open Championship courses.

We are a happy little family of three. Nicky and I have been living in Edinburgh for around 20 years and we love the city. We are an active family and love to explore the countryside as much as we love spending time in the city, spending a lot of time outdoors, especially in the summer.
We have a large extended family, most of whom are based in England.
